How Do You Identify Asbestos?
Asbestos is a naturally occurring mineral and was commonly used in building materials, years ago, due to its insulating properties as well as being fire resistant, which was thought to make it ideal. It was found however that if disturbed the asbestos can be harmful to your health if it’s inhaled and soon thereafter the use of it for building ceased, and the process of removing it from homes across the UK began.
So, how do you identify it? It can be pretty hard to identify asbestos generally. There are a few common indicators that something could be asbestos, such as it being a friable material meaning it can easily be crushed or crumbled or if it has a textured surface which is common on ceiling tiles. It was also commonly used in pipe insulation, floor tiles and vermiculite installations.
Asbestos was commonly used between the years of 1930 – 1980, so if your home was built or refurbished in this time period then there is a good chance you may have asbestos in your property.
It’s important to note that not all materials that have the characteristics we mentioned above may contain asbestos, and if you are unsure, we can help with conducting a survey. We have qualified asbestos surveyors who can attend your property and identify the material, without disturbing it – so if you suspect that you may have asbestos, please get in touch.
Common Asbestos Items
Although asbestos was widely used, there are some items across your home that it’s more typically found as they had been mass produced which may help you identify them.
- Insulation: It was commonly used in insulation for walls, ceilings, pipes and older boilers.
- Floor Tiles: We touched on this in the previous section, but it was common prior to 1980s in vinyl floor tiles in particular.
- Ceiling Tiles: Likely the most common is the popcorn ceiling tiles. The best way of describing these is like polystyrene ceiling squares that look like they have gravel in them.
- Vermiculite Insulation: This is commonly found in fireproofing or attic insulations, so if you have an old attic conversion then you may want to look into this.
- Roofing Materials: Common on older garages or outdoor buildings, shingles or felt may contain asbestos.
- Textured Coating: On old walls or ceilings, if they are textured then there is a very good chance it could be asbestos.
Can You Remove Asbestos Yourself?
Generally speaking, unless you are extremely competent we wouldn’t recommend it – and that’s not just us saying it because we want your business, you genuinely need to be very careful when removing asbestos, it can be very dangerous to your health when you disturb it.
We do not recommend or want to describe how you can remove asbestos yourself, and despite that, you would have to pay for the disposal of the asbestos anyway.
How Much Does Asbestos Removal Cost?
It’s very hard to give you a cost of removing the asbestos without assessing and inspecting the specific job itself, as there are several factors that affect the overall quotation. Here are a few of the main factors that will be considered:
Amount of Asbestos
The larger the amount of asbestos presence, that will of course increase the cost.
Location
Your location can impact the cost, mainly due to different councils cost of disposal and the labour rates.
Accessibility
Sometimes asbestos can be found in some pretty hard or higher risk areas to get to, and that can also increase the price.
Containment Levels
The complexity of the containment measures can also affect the overall cost.
With all that in mind, we can provide you with a few average costs. If you need an asbestos survey, that can range from £200-500 & the approximate cost of removing asbestos is usually calculated by square metre which is at £50+.
To put that in perspective, if you had an average garage in the UK the roof would be 16.5 sqm, which would come to a price of £825 for the removal job, as an average.
