What is Asbestos?
Asbestos is a fibre that is naturally occurring and was regularly used in building materials all across the UK, including in Wakefield between the 1930s & 1980s. Asbestos has some great qualities that made it ideal for usage in the home, including it’s fire resistance, heat insulation, sound insulation, durability and most importantly cost effectiveness – which all sounds great right?
Well, not so quickly, because decades after it was first used it was found that despite its many benefits, it was a risk to human health and a pretty serious risk at that. If disturbed asbestos can cause diseases like lung cancer, asbestosis and mesothelioma, but that only happens when it’s broken up or becomes unstable.
Blue and brown asbestos was banned in 1985 and in 1999 they eventually banned white asbestos. It’s important to note though, that didn’t cover the removal of asbestos from Wakefield properties that already had it within building materials in the home, so removal of it is essential to protect your families health.
Where is Asbestos Commonly Found In Leeds Property?
As we’ve mentioned, asbestos was used for over 50 years, so as you may imagine it can be found in several places within your property and with the large list of benefits you can see why it was so widely used up until it was found to be a risk. If your home was built during its active use and hasn’t been completely refurbished, then there’s every chance that it may contain asbestos.
So if you have a property in Wakefield, where exactly can you look to see if you have asbestos? Well it can realistically be anywhere, but here are a few of the most common places that it’s found:
- Partition Walls: Older partition walls may contain asbestos insulation board, also commonly referred to as just AIB.
- Textured Coatings: You may have heard of the word artex before, it was a popular textured coating which commonly contained asbestos.
- Floor Tiles: In the backing of vinyl floor tiles asbestos can sometimes be found.
- Insulation: Any loose filled insulation or pipe lagging, often found in roof spaces may contain asbestos.
- Composites: Old toilet cisterns, window sills and even bath panels may contain asbestos.
Is Asbestos Common In Wakefield Properties?
Although we can’t find specific data on how many houses were built in the era of asbestos usage in Wakefield, what we do know is that the population in the area in the 1930s was at 111,302 and by the time asbestos was completely banned it had substantially grown to 285,228.
With that in mind, and being post WW2, as you can imagine there would have been a lot of constructions and properties built in the area to keep up with that population growth – meaning that asbestos was likely rife in a lot of homes, particularly those that are more central.
Is It Important To Remove Asbestos Now?
We’ve detailed the health risks with asbestos, so yes of course it’s important to remove it, but the question is more so whether you should do it immediately? Well, it will need removing at some point in time, and it’s very likely that asbestos in your home is around 40+ years old by now, so it could be at risk of deteriorating of its own accord.
Although you may not urgently need to have it removed, it’s worth having at the back of your mind and considering doing so when you’re able to – as it also potentially devalues your home should you come to sell, as it will be picked up within the survey.

How Long Will The Removal Job Take?
This is a pretty difficult question to answer without inspecting your Wakefield property, as the scale of asbestos may vary considerably from home to home.If you fill in our online form, we’ll reach out to find out more about the job and be able to provide a more accurate quote on the time it will take.
Keeping that in mind however, asbestos jobs generally speaking aren’t hugely time consuming and most of them can be done within a few hours. Larger scale jobs in more awkward to access areas may take a little longer, into the day or two region.
But why does the time vary so significantly, what affects the amount of time an asbestos removal job will take?
Accessibility
Asbestos located in hard-to-reach areas, such as attics or roofs, can increase the difficulty and time required for removal.
Type
Different types of asbestos vary in their removal complexity. For example, roof sheets may be relatively easier to remove compared to textured coatings like Artex.
Contamination Extent
The size and scope of the asbestos-containing area will significantly impact the removal process. Larger areas naturally require more time and effort.
