What is Asbestos?
Although you may know that you want to have it removed, you might not know exactly what Asbestos is. It’s a group of fibres compressed together which was used in building materials on homes in the Huddersfield area due to its fire resistant elements and being a cheap material to produce. It was commonly used in the building of new properties or any building work that occurred between the years of roughly 1930 to 1985.
After several decades of application in thousands of Huddersfield properties, it was then discovered to have seriously health risks when it’s inhaled, which can cause life threatening diseases including lung cancer – but, although it was banned it wasn’t removed at the time. The thing about asbestos is it isn’t considered dangerous until it’s disturbed, so with that, there was no government funding or urgency to remove it until it became unstable. When it’s unstable it requires the safe and careful removal to protect human health.
It’s worth noting that the last usage of asbestos was in 1985, or at least that is true for blue and brown versions of the material, white actually followed later in 1999.
Where is Asbestos Commonly Found?
Asbestos was unfortunately potentially used in several places in your Huddersfield home, with it being used for a good 50 years. It’s only really relevant however if your home was built during the period of its use, or if it underwent any major building work – if that is the case, then there’s a very good chance what you suspect to be asbestos, is exactly that.
If you’re scouring your home, worried about asbestos uses, then there are a few places that you may commonly find it, which are worth looking at, and these include:
- Textured Coatings: Artex, a popular textured coating often found on walls and ceilings, frequently contained asbestos.
- Ceiling Tiles: Many older ceiling tiles, especially those manufactured before the 1980s, were made with asbestos insulation board (AIB).
- Insulation: Loose-fill insulation in floors, lofts, or cavity walls, particularly from the era of asbestos use, may contain asbestos fibres.
- Composite: Older materials like windowsills, bath panels, boilers, and toilets often incorporated asbestos.
- Pipe Lagging: While much of the original pipe lagging has likely deteriorated, older heating systems or pipes may still contain asbestos.
- Partition Walls: If your home underwent renovations during the period of asbestos use, partition walls installed at that time could potentially be constructed with asbestos-containing materials.
Is There a Lot of Asbestos In Huddersfield Properties?
Huddersfield is a relatively old town in terms of its buildings with its name being found as far back as 1086. Its unlikely properties remain from that time period, but as an area in general Kirklees underwent a lot of growth between the years of 1930 and 1985 with several hundreds of properties being built.
Generally with Huddersfield being an older town in terms of the buildings themselves, asbestos is relatively rife and commonplace.
Is It Important To Remove Asbestos Now?
If you identify asbestos then you should always get it removed. The general advice is to wait until it deteriorates, but with asbestos not having been used in construction now for around 40+ years, if not longer, then there’s every chance of it deteriorating by itself – which can cause serious health risks.
Although you may be able to leave it, it’s still a risk and will need removing at some point in time, so it’s worth considering. It can also have a significant effect on the overall value of your house, should you come to sell it at any point – as it will appear in any potential RICs survey the buyer may conduct, which they can then use to negotiate down the price.

How Long Will The Removal Job Take?
As you may imagine, this is pretty hard to give you an accurate answer without actually inspecting your Huddersfield property, or at least talking to you about the Asbestos in question. Every project does vary in size, and even if we provide a quote and include how long this could take, this can still change slightly when we attend.
That being said, most asbestos jobs in general only take our team a few hours, but some of the large scale jobs can last up to two days, which is also typically if the asbestos is in a harder to reach area.
But what affects how long it takes to remove the asbestos? Here are the main factors that we consider when giving time estimates:
Extent
An obvious one, but how large the asbestos area is
Type
The type of asbestos also has an effect, as some types take longer than other, for instance roof sheets can be fairly quick, but artex may take longer
Area
The area the asbestos is located - if it’s harder to get to, or on the roof for instance, then it may be more complex to remove
When we undertake a project we will always try and provide you with an accurate quote including the estimate time it will take beforehand. We want to ensure that when we attend your Huddersfield property you are present and aware of what to expect.
